The Challenge
Against an extremely tight project deadline the existing warehouse had a significant schedule of works to be undertaken including the following items:
- Stripping of redundant M&E,
- Significant programme of asbestos removal
- Removal of all existing racking removed
- Re-instatement of new racking ready to receive stock from the second warehouse ahead of closure of that premises.
- Complete new lighting and small power
- Full redecoration scheme
The Solution
Since a rapid start on site was ultimately required, consideration was given to a negotiated tender. However, this was ultimately discounted. Instead, a fast track procurement approach was undertaken following a competitive tender process. This provided the Client with the financial security that was required along with achieving best value within an uncertain market.
In order to address the lack of reliable electrical information a full electrical survey was undertaken while tender documents were prepared. To ensure no delays, tenders were issued based on an assumed electrical design which was later updated when the electrical survey was completed.
To ensure the best possible racking design a specialist supplier was brought in at an early stage, guaranteeing the maximum use of space.
As two buildings were being consolidated into one, there was a requirement for space to be maximised. Make considered how best to work within the existing space, minimising the requirement for alterations which would lead to a longer programme. The design brief was thoroughly interrogated and refined to ensure the design solution was optimal.
