The Project
Upgraded security systems including new intruder alarm, access control and CCTV Overlaying of life expired roof covering, including framing out over redundant northlights Refurbishment of heavily worn corridors and WC’s
Works to address a number of issues raised by the preceding FRA:
- The installation of a replacement fire alarm including the use of beam detection to protect some large roof voids with problematic access requirements.
- The installation of certified FD30 fire doors complete with suitable ironmongery, seals and door signage.
- The widening of an external pathway to provide a usable safe route of emergency egress.
- Fire stopping numerous penetrations in what had once been compartment walls.
- Application of intumescent paint to structural steelwork that had previously been unprotected.
- Upgrading fire protection around existing distribution boards to contain any fire.
The Challenge
Working in an occupied building, with no reduction in the client’s personnel or operations for the duration of the contract period.
Working around and directly above an irreplaceable and “client mission critical” piece of computer equipment.
Coordinating a wide range of disparate contractors including roofers, asbestos removal specialists, building contractors, electricians, electrical security specialists and fire stopping specialists.
The Solution
Make consulting proposed the combining of a number of projects into one coordinated major package to achieve single point of responsibility for the client, along with a simpler project structure from a CDM point of view, and potentially considerable economies of scale through the combination of a number of packages, including the addressing of the fire risk concerns.
Make Consulting prepared a full tender package including specification and detailed design drawings (including the M&E design) and assisted the client through the procurement process to bring on board a suitable construction partner to undertake the package of works.
The internal Construction work was phased in order to leave the client sufficient occupied space to continue with their operations, while the roofing works proceeded throughout the duration of the entire project.
Special arrangements were made ahead of works which affected the client’s sensitive mission critical computer equipment, with works to this area taking place in a carefully pre-arranged time window achieving minimal down time for this item of equipment.
Weekly progress meetings were scheduled to allow the site manager to update the clients site-based staff with the proposed items of work scheduled for the next few days and to ensure there were no unanticipated operations, service interruptions or shut downs.
The Outcome
The project was delivered successfully with no major issues to the clients undertaking throughout its duration. Works were extended by one week to allow for additional works that became apparent following opening up, and after some bad weather delayed progress on the roof.
Due to careful financial management and good planning at tender stage works were delivered for slightly less than the original contract sum.
The client was pleased with the outcome of our first major project and has continued to rely on our support for a number of other property related matters since the conclusion of this project.
