The Project
Make were appointed to provide Employer’s Agent and Quantity Surveyor services in relation to the demolition of an existing fire station (and outbuildings) and the erection of a new, all electric BREEAM ‘Very Good’ fire station and smokehouse including associated external works and services. Part of the requirement was to manage the relocation of temporary accommodation to tie in with all development and rebuild phases.
The Challenge
To provide a BREEAM ‘Very Good’, modern, all electric fire station with state-of-the-art facilities that the local community can be proud of. Regular meetings were held with the BREEAM co-ordinator to ensure that we hit the required credits to achieve that all important ‘Very Good’ status.
The Solution
Make worked with the main contractor and Design Team to ensure that the required evidence/installations were provided to gain the targeted BREEAM Very Good rating. This included Photovoltaic Solar Panels, LED lighting, Variable Refrigerant Flow (VRF) Heat Pumps and EV charging points. Negotiation and regular cost meetings with the appointed construction contractors QS team ensured a constant review of costs at all times.
The Outcome
The project was very successful and despite challenges, was delivered with a lower final cost than the original contract sum. The project did slightly overrun the anticipated programme time; however, this was in large part due to exceptionally inclement weather at the front end of the scheme and supply chain issues as we headed towards completion. All parties worked together to agree a mutual resolution to overcome these challenges and a revised completion date was agreed and met. The end result is a state-of-the-art station with advanced facilities and the commitment to public safety with that all important BREEAM ‘Very Good’ rating. The community open day at the station was a real highlight with a large number of local residents enjoying themselves and clearly impressed with the end product achieved by all.
