For all construction projects, clients have a responsibility to appoint a competent Principal Designer to advise in the management of their obligations and duties under the Construction (Design and Management) Regulations 2015 and, where applicable, the Building Safety Act 2022.

Principal Designer (Construction, Design and Management Regulations 2015)

Under the Construction (Design and Management Regulations) 2015, the Principal Designer is responsible for planning, managing, monitoring and coordinating health and safety in the pre-construction phase of a project. A key part of this role is ensuring that foreseeable risks are identified, eliminated where possible, and controlled through effective design coordination.

At Make, we have considerable experience in coordinating the work of others in the project team to ensure that significant and foreseeable risks are managed throughout the whole design process.

Our comprehensive Construction (Design and Management Regulations) Principal Designer service includes:

  • Assisting in the development of the initial brief;
  • Planning, managing and monitoring the coordination of the pre-construction phase;
  • Identifying, obtaining and collating pre-construction information;
  • Providing pre-construction information to designers, principal contractor and contractors;
  • Coordinating significant health and safety issues with the design team through to resolution;
  • Ensuring that designers cooperate with each other and comply with the Construction (Design and Management) Regulations 2015;
  • Attending design review meetings;
  • Liaising with the principal contractor for the duration of our appointment;
  • Supporting the principal contractor in seeking and obtaining responses to health and safety queries from designers;
  • Agreeing a format and compiling the statutory health and safety file for formal handover at project completion;
  • Communicating our progress and raising awareness of potential health and safety issues;
  • Monitoring the projects working persons days and advising If the project is likely to require an F10 notification submission to the Health and Safety Executive and subsequently preparing the notification on behalf of the client.

We are experienced Principal Designers; a new role that must be included on any project with more than one contractor. The Principal Designer has an important role in co-ordinating the health and safety aspects of the project. We provide this in house as part of our management fee meaning our clients will receive optimum value for money as we do not need to contract this role out to an external party.

Principal Designer (Building Safety Act 2022)

Under the Building Safety Act 2022, the Principal Designer forms part of the wider duty holder regime introduced to improve building safety standards, particularly in relation to building safety risks and compliance throughout design and construction. This role ensures that building safety risks are identified, managed and coordinated from the earliest stages of a project through to completion.

At Make, we provide experienced Principal Designer services under the Building Safety Act 2022 regime, ensuring that duty holder responsibilities are discharged effectively and that building safety is embedded into design decision-making.

Our Building Safety Act Principal Designer service includes:

  • Supporting compliance with the Building Safety Act 2022 duty holder regime;
  • Identifying, managing and coordinating building safety risks throughout the design process;
  • Ensuring effective cooperation and coordination between designers in relation to building safety requirements;
  • Contributing to the preparation and maintenance of required building safety information and records;
  • Coordinating with other duty holders, including the Principal Contractor, in relation to building safety compliance;
  • Attending design and safety coordination meetings;
  • Supporting the flow of building safety information between project stakeholders;
  • Assisting in the collation of information required for handover and compliance documentation.

We are experienced Principal Designers under both the Construction, Design and Management Regulations 2015 and the Building Safety Act 2022 regime and routinely undertake these offerings in house as part of our appointment as lead consultant for our clients. This ensures our clients receive consistent, coordinated advice and optimum value for money without the need to appoint external consultants.
