From 1st April 2026, planning appeals in England have changed significantly. This is something all clients and project teams should be aware of.

If an application is refused, the Planning Inspectorate will only consider what was originally submitted to the local planning authority — with no opportunity to introduce additional reports or strengthen a case later.
