Initially, a site visit was arranged to identify the required works needed along with the current condition information for each property in question. A condition report was then produced and Make liaised with the Client and landlord to create a proposed schedule of works for each property.
Following this review period, tender documents were produced and tendered across Northern, Southern, Eastern and Western contracts. Health and safety was a major aspect of this project as the properties were to remain fully operational and open to members of the public throughout the works. Make created a risk assessment and worked with the winning Contractor of each contract to phase the works accordingly so that each section could be segregated and completed without disruption to members of staff or customers. It was essential that power and data services were kept live throughout working hours which meant that some works had to be completed out of hours.
Make Consulting managed the full contract of works across each site around the country which included;
- Replacement mechanical and electrical items
- Redecorations
- Identification and replacement of defective fire safety measures
- Replacement doors, windows and shop frontages
- New wall, ceiling and floor coverings
- Installation of new lighting
- Installation of new kitchen units
- External works
