The Challenge
The property has not been refurbished since it’s construction with works now required for both essential maintenance and compliance works to bring the building up to current regulations. The building is important within the local community being used by local sports club which not only generates an income, but is also important for the local community. In addition to sports, the facility provides conference facilities and car parking.
NFU Mutual appointed Make to undertake an options appraisal for the FISSC site, with the main outcomes being to upgrade the facility to modern standards, provide additional revenue and further car parking.
The Solution
Following consultation with the Local Authority and Sports England, Make provided the Client with four options for development of the site. To allow for an informed Client decision, our report included budget costs for the projects and lifecycle costs, along with payback periods and 3d visuals. To inform the options appraised, Make obtained and reviewed membership numbers, fee rates, revenue streams associated with FISSC, along with running costs. Following down time due to Covid 19, this project is now proceeding with the preferred option, with Make being retained as lead designer.
