Due to Make Consulting’s past experience in working with a large number of Local Authorities and Housing Associations over many years in the capacity of new build and refurbishment Project Manager/Principal Designer, Kettering Borough Council appointed Make Consulting as a result of specialist experience in the residential sector, but in particular working in sensitive occupied premises.
The scope of the ‘sparkle’ programme included the refurbishment of communal areas, day rooms, recreation spaces and the internal refurbishment of elderly residential apartment units. These works included replacement kitchens, bathrooms, heating systems and general health and safety compliance works.
The authority required the refurbishment to 5 of the sheltered schemes with a budget of approx. £500k per scheme.
Under the principal designer role, our involvement was critical in the safe delivery of the works in a sensitive and occupied premises. This included a safe management of the following requirements:
- Decanting of communal areas
- Decanting of Apartments and sequencing into a temporary living unit within the scheme (this had critical dates to achieve given the age of the residents and smooth transition and avoiding disturbance).
- Safe delivery of materials and working areas
- Safe circulation around the site.
- Safe ‘sealing off of works areas’
- Critical Phasing requirements and key milestones to be met
- Ensuring safe working practices and management of noise and environmental impact.
The health and safety management of these schemes is of paramount importance and Make were appointed as a direct result of both our expertise in residential development and also the safe and proper delivery of the projects.
